Thank you for helping us find our first home! When we began our search, we anticipated a long exhausting process-but it turned out much different than we expected. In fact, when we first met and you told us you would find us a home within two weeks, we thought you were completely out of your mind. To our surprise, and to your credit, you found us a home two weeks later.

We thoroughly enjoyed working with you. You took the time to understand not just our financial situation, but also our personality, style, and needs. We appreciated your insight into neighborhoods, property appreciation, and building construction-your advice in these areas allowed us to make informed decisions about the properties we were considering.

Thanks again for your hard work. We will certainly use your services in the future when our housing needs change, and will recommend you to any friends or family looking to buy or sell a home.

I just got back from walking on the beach and thought again about how you helped me get here.

After 13 months of having people traipse through my house saying it was great but not buying it, I was very discouraged about ever finding a buyer without losing most of my investment.

When I decided to switch agents, you stepped in with all the facts and a positive, professional attitude that impressed me from the very start. Your thorough research helped me understand what price was realistic and what I could reasonably expect from a sale. You answered all of my questions and, when I expressed doubts, you restored my faith that we were close to a satisfactory sale.

In little more than a month, your strategy brought not one but two offers and the sale and closing progressed smoothly because you took care of all the details. I sincerely wish that I had found you when I started the process of selling my house. Thanks again for your excellent services. And best wishes for your continued success in 2004.

This is a letter of recommendation for Everett and Jean-Marie Talvo. Everett was my real estate agent for both the sale of my condominium and the purchase of my home.

The sale of my condo was a rather challenging transaction due to a lawsuit the property management association had against the builder. Everett has an excellent handle on the market trends and knew how and when to market my condo. Once we had a deal in place, Everett and Jean-Marie both did and excellent job with keeping the channels of communication going with myself, the buyers and their agent. Even when the first deal was terminated, Jean-Marie continued to follow-up with the buyer's agent helping to keep their interest in my condo, therefore creating the environment for a new deal to be written.

When we went to buy our home, Everett was extremely, helpful in pointing out attributes and downfalls of various homes (regardless of the listing price of the property). Once we found our new home, he and Jean-Marie were very responsive to any questions or requests that we were very happy with the end result. I would highly recommend Everett to anyone. There are very few agents who can be aggressive enough to sell a property yet have the integrity that you'd require when you are looking to make a purchase - Everett Talvo is one of those agents. Thank you again Everett!

If you're looking to get your home sold, hire Everett Talvo of Windermere.

My wife and I decided to sell our home back in September of 2003. At that time we hired an agent with a respectable company help sell our home. Since the interest rates were quite low and our home was literally bursting at the seams, we thought it would be a great time to sell. Living in the Shoreline area, I had a great feeling that our home would sell fairly quickly. Unfortunately the original process was quite disappointing

At the time we went on the market, we had quite a number of showings. The agent cards started to become a good stack and seemed as if people really liked our house. We were hoping that an offer would come soon. After awhile - 1, 2 and even 3 months later, we only had one offer, which he didn't seem particularly interested in following up thoroughly. We wanted to rely on his expertise and follow his, but we never felt valued as a client. We sometimes wondered if we were "too small" for him to care. I was curious what others have thought about our home. I even noticed other homes in our area would go on the market and have sold. We would call our past agent, but he would not return our call for a couple of days, or not at all. I had to constantly be on top of things and had to remind him to follow up. I often wondered, if our house ever sold, why he should get paid when I was doing most of the work. Interestingly enough, when our home came off the market, we didn't know about it because our past agent didn't notify us. That's when I got a call from Everett Talvo.

Everett told us that he noticed that the listing ran out and that he specialized in homes that didn't sell that should have. He said that in 2003 his average marketing time in selling was about 32 days. I was curious about him and invited him to look at our home. The first impression I got from him was the depth of information he provided to us and his proactive, "can-do" attitude. He showed us the current market activity for Shoreline, how much he could sell the home for, and how long it would take to sell. In sum, we felt so confident with him that we listed the home that same day.

We went on the market my wife noticed a big difference. Everett and his assistant/wife answered and returned all of our calls promptly, updated weekly of what was going on and more. At that point, we were just happy that we had an agent who paid attention and returned our calls, let alone get the house sold. Surprisingly enough - we received an offer in 10 days! I am so happy and pleased that we meet and chose Everett to sell our home. He and his wife are great agents and will refer them to our friends and family. If you list with Everett, the only thing you have to worry about is packing.

Thanks to the two of you, I am a home owner. A process I thought would take months, took just a couple of weeks. I guess when you're good, you're good!

I recently sold my two bedroom one bath home, located at 4708 Burke Ave N. in Wallingford with the help of one of your top performing realtors, Everett Talvo. I just wanted to attest to his knowledge and professionalism while aiding me in selling my house and the great support provided by his licensed assistant and wife, Jean-Marie. What I thought would be a struggle to get a respectable sales price and the fear of giving into the buyer's demands while in a crumbling market, ended up being a great experience. The whole process, from the initial meetings with Everett through the closing, was a like clock work and the end result was the home selling for $15,000 over the asking price.

The decision to sell was a tough one for me, dictated by the economy and the instability in my career field. I had many questions on what to do and Everett took the time to listen. I felt like he understood my predicament and was there to help me reach my goals in the selling of my home. He made me feel that my home sale was important to him and that he was giving in top priority.

This trust was essential for me. I travel a lot and not being available to be there on every decision was a major concern. I just had to know that selling the home at this time and through Everett was what was right for me. Meeting him put these fears to rest.

We first looked at a market analysis of home sales over the past few years in the Seattle area. It fully supported Everett's proposal that now, better than later in the year, was the time to put the home on the market. We met several times to view other homes in the neighborhood which were on the market to get an idea of what my home was up against and to determine a sales price. This was the reality check of the whole process for me. I had in mind a higher price, but the facts of the current market reflected otherwise. I put my complete faith in Everett's determination of what the home should be put on the market for.

The support that Jean-Marie provided cannot go without mention. She provided excellent suggestions on how to show the home, insured the special concerns I had about showing the home while I was gone were adhered to by other realtors, used a high quality digital camera to take pictures for the fliers on the street and for the website which were both very professional quality, and ensured paperwork for closing was complete and ready to go. Jean-Marie, along with Everett, did their utmost to ensure the home was ready for the market in its best condition, and that it had excellent exposure to the community.

The pay off was better than could have been expected. Several offers came in during the first few days. Everett and I met to go over the proposals and weighed the pros and cons of each one. His knowledge of contracts and what each entailed allowed me to choose the offer that was best for me. The end result- the house sold for $355,000, a little over $15,000 above my asking price!!

I am completely satisfied and overjoyed on the outcome of the sale of my home. I also can't say enough about the support and professionalism of Everett and Jean-Marie. I want to thank them for helping through this difficult time and being there every step of the way to ensure my needs were met.

Thank you for the fantastic job you did selling my Seattle home. The range of your support was stunning. Well before I even considered putting the house on the market--before we even discussed hiring you as our agent--your assistant, Jean-Marie, answered all of my questions concerning the legalities of property management, etc, and offered me phone numbers of reputable managers. She never pushed me to sell the house and always, always, always followed through with her advice quickly and with well-considered answers.

Thus, when it was time to sell, I knew I wanted you as my agent. Again, I was stunned by the thoroughness of your commitment. I was having a hard time with my property manager and you stepped in and dealt with getting the tenants moved out, cleaning the house, landscaping the yard....everything that needed to happen to make sure the house sold for what it was worth. You called me or my husband daily with reports and advice and, again, I thank you.

I never thought I could sell that house without flying to Seattle at least once in order to take care of this or that, but you were so competent and thorough and GOOD, I didn't had to fly to Seattle even once. Pretty amazing considering the house sat on the market for three months with another agent months before you stepped in.

Thank you, Everett, and thank you Jean-Marie. Before you, I had had some not-so-great dealings with real estate agents...both as a buyer and as a seller. You restored my faith in the goodness of the humans behind the titles. If I can ever help you in any way, please let me know.

I am pleased to recommend Everett Talvo as a real estate agent for your consideration. Mr. Talvo was the real estate agent who sold my home in just over 2 weeks after he began representing me.

Prior to working with Everett, I had a very disagreeable and disappointing experience with an agent from another company. Therefore, I was very careful in choosing Everett when we re-listed the condo. He came highly recommended, and with the fine track record. He not only lived up to, but surpassed my expectations.

Everett is highly informed, honest, and success oriented. He really told us what we needed to do to help get our place sold, and when we had an offer he made helped us close the best deal, without letting his own opinions or agenda get in the way of the facts.

If I can provide any other information regarding my dealing with Everett, feel free to contact me at (206) 268-2328 weekdays 8:00 a.m. to 5 p.m.

My husband and I wanted to take this opportunity to extend our thanks to Everett Talvo for helping us with the sale of our home located at 116 NW 78th in the Phinney Ridge neighborhood of Seattle.

Prior to speaking with Everett we were selling our home for sale by owner for a few weeks. At that time we were inundated with just about every real estate agent in the market. Some agents were informative but most were simply rude. After a while they all sounded the same and just wanted a listing, any listing. My husband was contacted by Everett Talvo and he immediately noticed the difference, Everett listened. Everett stated that in 2002 his average marketing time was only 25 days. He then offered to look at our home, do a market analysis, and to see if he could net us the same if not more as if we sold it ourselves.

When Everett came to our home, the first thing we noticed was the knowledge of the market. He told us how long the home would take to sell. He was confident he could sell our home for a great price within a reasonable amount of time. We were considering doing to some extra touch up work but Everett recommended we sell the home in is present state so we didn't have spend another penny.

We listed the home for sale on Friday and by Monday morning we had 2 offers in hand! Not only did he sell our home for full price but he also negotiated with the buyer to buy it as is! We didn't have to do a thing. The funny thing is our neighbor has been on the market since before we even thought of selling our home and they still haven't received an offer. Our home closed last week! If you are in need of an honest, hard working individual to sell your home Everett's your man.

I am writing this letter to let you know how pleased we are with Everett Talvo, who sold our home for us in June. I hope that you will share this letter with him.

Everett Talvo contacted us last spring by telephone. We spoke at length about the real estate market. He sent us several of his cards, as our customers occasionally ask for referrals for realtors. Over time, we established a professional relationship with Everett.

When we decided to sell our home in Ballard, we "interviewed" numerous realtors, looking for someone who would be honest in their appraisal of our property and would educate us on the selling and purchasing process. Having need sold a home, we wanted not only to understand the sale process but also feel good about the realtor that was representing us and our home.

Of all the realtors who evaluated our home, Everett was the most professional and provided us with an accurate market analysis. We were in the process of finishing some remodeling on our home, and Everett offered advice on changes and repairs, that would increase the value of the property, and make sale process smoother. He explained to us how buyers use the multiple listing, and what price ranges, as well as the physical attributes attract a buyer. My husband thought the improvements we were making would take two weeks, which ended up being 4 weeks. During this time, Everett was very supportive, not once did he pressure us. Everett answered all our questions, regarding the sale of a home, and we felt comfortable calling on him to clarify concerns we had.

Our home was listed on a Friday afternoon and by Sunday at noon, we received an offer. Everett came to our home that afternoon to take care of the necessary paperwork. We realize that we were very fortunate to have found a buyer in such a short period of time. Through the entire sale process, Everett was always available to answer any questions or address any concerns that we had. We are recommending Everett to all our friends and customers.

Last year we purchased a home in need of major improvements, to use as rental property. This home has been rebuilt, from top to bottom, and we have not had a positive experience being landlords. I spoke to Everett about possibly selling this home. He promptly researched and provided us with a market analysis. When the lease of our renters expires, he will also list this house for us.

We just wanted to drop you a line or two to express our sincere thanks in helping us sell our home. As you know we went through two other realtors before we got a call from you. I'm so glad we were smart enough to take the time to meet with you and hear what strategy you had in helping us sell our home.

Your plan was so simple, yet it took someone with your years of expertise to make happen. Well, we are glad that part of our life is over and you can bet when we look to sell or buy another home in the near future we will the ones making that call to you. If you have anyone would like to call and talk to us regarding your service, please give our number out. (206-932-7838)

Selecting a realtor is not an easy task for a seller. My mother-in-law, Mrs. Bigornia, solicited my input, along with that of my sister-in-law, Mrs. Canon. Her house in Queen Anne had been previously listed with another realty office for 90 days. We both picked Everett Talvo. She was impressed by his professional bearing, well-groomed looks, and pleasant disposition. I talked to him by phone and felt that his marketing approach made sense. He sounded well-focused and goal-oriented.

We are happy that we made the decision to list with Everett. He sold the house within 30 hours after the formal listing. The transaction was clean and straightforward, especially since it did not involve bank financing. Throughout all his transaction and interaction with the family, he has been thorough and detail-oriented, has kept the family informed of important developments, and has been prompt in returning calls. I feel he exemplifies the ideal realtor, and reflects an organization that is customer-driven and committed to total quality and customer satisfaction. Thank you for the excellent service provided by your agent, Everett, and by your organization.

I wish to apprise you the wonderful and expert service Everett Talvo gave me during the recent sale of my home.

Everett is the consummate professional. He was always there to "hold my hand" and allay my anxieties during this rather stressful time. When my buyers backed out, he was there with Plan B to assure me that I still had enough time to get into the house I purchased in Southern Oregon. Without his vast knowledge and expertise in the housing market, this situation would have been extremely difficult. His patience and calm explanation of all the transactions that were taking place was absolutely invaluable. As it turned out, we ended up being ahead of schedule I couldn't have gotten a better agent. He cared about how I was doing during this whole process, thereby making things easier for me. And last but not least, he showed up on moving day to thank me for hiring him as my agent. I cannot thank Everett enough for all his help.

I wanted to pass along something positive. My wife (Becky) and I have nothing praise in regard to the outstanding customer service provided by Everett Talvo.

Everett is a total professional. His expertise and organizational skills made the difference and enabled my family to purchase a home at a very attractive price. Everett called our lender and we had a conference call to define our goals to obtain a signed agreement before Monday within a $147,000 - $149,000 purchase price range.

Everett had recommended Phoenix Mortgage. He picked a top-notch company. We were qualified for more but Everett not want to give the impression that we had a lot of room for flexibility. At Everett's request, Phoenix provided him with 3 sets of loan approval documentation with the accompanying $1000 "certificate" at 147, 148, & 149K. Everett also had us sign 3 different offers at 147, 148, and 149K. This way if the original offer were countered, no time would be lost drawing up new papers. The sellers took the first offer of $147,000 but we certainly, appreciated the forethought and extra time involved on Everett's part.

You would think that this would be the end of Everett's involvement but this is far from the truth. The closing date of the 29th was getting painfully near. We were not sure if the work order required for the past report and subsequent inspection would be done in time.

I will be kind and just say that the selling agent was nothing but an obstacle to closing the deal. Everett's problem solving and communication skills were definitely put to the test. The selling agent was to arrange for the pest inspection work to be done on Thursday and Friday. This never happened. The work needed to be done because the inspection was on Monday.

I could not believe it when Everett offered to help me out do the work on Saturday. We did the work on Saturday. If great customer service meant going the extra mile, Everett would be a marathon runner!!!! My family and I can't thank him enough for making a dream come true.

This letter is for the purpose of commending Marketing Specialist, Everett Talvo, for his hard work in selling one of my properties located at 9806 20th Ave. S.W.

Selecting a competent agent was not an easy job. At first I gave the opportunity to sell my home to South Park Realty for over 100 days. They had no success in selling my home. Then I was approached by 2 other top producing agents. Listed at the same price as before and on the market for more than 100 days, they also produced no results. In both cases, I didn't even get one offer.

The very next day when my property, again, expired from the Multiple Listing Service, Everett Talvo approached me. I was not even notified from my past real estate agents about my home coming off the market. Everett conveyed to me that I should meet with him if I was still interested in selling my property. I agreed.

From that day onward it was the best decision I have ever made.

Everett came to visit me, at work, and reviewed my property's condition, price and proposed a marketing plan in selling my home. He suggested that my original list price was fair within the market and that he would concentrate aggressively marking my home. I agreed to his views and signed a listing agreement that day.

Everett was able to give me updates to market conditions as well as other agent's inputs on my house, good and bad. He assured that because of the amount of showings from other agents, we would be able to get an offer within reasonable amount of time. Sure enough, he was right. Within 22 days my property was sold.

Throughout the whole transaction he informed of important developments, deadlines, and in one occasion, had to renegotiate the original offer. He organized contacts with the title insurance, escrow, and the other buyer's loan officer to make sure everything was in order. In a month's time, the transaction finally closed.

Everett has been straightforward, honest, detail-oriented, accommodating to my needs and I felt, had a genuine concern for my property. He has listened to my demands and I have listened to his.

I will highly recommend Everett Talvo to anyone interested in buying or selling a home.

Currently, we are looking to buy another home and I'm positive Everett will take care of my needs.

I'm writing to share with you some good news and relay my happiness with the service my husband & I received from Everett on the selling of my house. They were most business like & friendly. The house sold in a most timely manner with complete follow through from Everett and his assistant.

I'm writing this letter to you to let you know how much we appreciated working with your agent Everett Talvo on the sale of our house this past March, in Des Moines, Washington.

Everett initially contacted us by phone letting us know that he had just sold a home in our neighborhood and the price it had sold for. He was upbeat, informative and courteous. I invited him to come look at our home and let us know if he thought we could sell it for the price we wanted. After we met with him we also interviewed other agents.

We decided to list with Everett because we liked his positive outlook, his track record of selling homes and his willingness to work with us on how we wanted to list and sell our home. It was also important to us that he showed real appreciation of our home bringing out the features that we were proud of.

Throughout the listing Everett regularly contacted us by phone or in person and always returned our calls promptly. He was quick to contact other agents who showed the house. He kept us appraised of the market and represented our interest as well. When bids came in he worked with our wishes and negotiated a fair price to our advantage.

We appreciated Everett working with some unusual situations wanting to sell or buy a home in the Seattle area. His marketing abilities and knowledge of the real estate market combined with his winning personality made the sale of our home a positive experience.

In January, Everett Talvo approached me after the listing agreement on my home had expired with another agent.

From our first meeting, he impressed me with his professionalism and his willingness to aggressively market my home.

Throughout the listing period, up to and including the point of sale, Everett work closely with me to attract qualified buyers and to effect prompt closure of my home. It is a pleasure to do business with the people that inspire your trust and confidence. Everett is such individual. Please extend my appreciation to him.

Linda D. Monagle

I have the privilege of knowing Everett Talvo for the last 10 years. In that period of time Everett has sold two of my homes, one in city of Puyallup, the other in the Renton Highlands, both located in the state of Washington.

When Everett sold my first home approximately 9 years ago, I was impressed by his professionalism and aggressive selling techniques. My home sold for almost the asking price in a "soft" market thanks to his marketing skills and tenacity. When it came to sell my latest home, I contacted the nearest office in hopes of finding Everett as my listing agent and was delighted to find he was working out of an office in my area. After a short consultation I listed with Everett for a second time and in no time at all this house sold for almost list price.

Everett is a wonderful, warm, caring individual. He is prompt with his responses and has a knack for making the seller/buyer feel at ease with his friendly smile and knowledge of the current market. Working with his is a true joy and in the future whether I am buying or selling I will continue to use Everett as long as he works in the Real Estate industry.
