Selling a home in today’s economic dilemma is a very difficult and time consuming task.
Luckily my wife and I found great solace in locating Mr. Everett Talvo. It was not an
easy task as the house that we were selling had been on the market and represented by another agent for 6 months. During that time not one offer was made. We continuously dropped the price to if we could peak home buyers interest but still no offers. We took the house off the market to regroup. During this time we interviewed 12 different realtors. We met Everett on the phone when he called ton inform us that our home has expired from the MLS. This was new to us and I was a little cautious because the day he called was Monday, April 1st so I thought it was an April fools day joke because we were not aware of this situation from our current agent. We originally hired our property manager to sell out home. It was a rental for five years ad we needed to sell in order to buy a home in Wenatchee. We thought it was a good transition, to have the property manager sell it, since he was familiar with it.
After the initial phone call, we decided we wanted to meet with Everett, but because we ere leaving town to take our son on a spring break trip to the coast we were not able to. But Everett told us that he would to the house, take pictures, perform a market analysis, get some information and call us at our hotel that night to discuss the details. He also told us that we may get other calls from realtors that day, which we did-but no from out agent. Everett called us that night just like he said he would and we discussed a new approach to selling out home. We liked his ideas and we met him in person when we returned to town. We called our former agent on the following Saturday to tell him our house expired from the MLS and asked him to come to retrieve his sign. He told us that he was not aware that house expired because he had given the account to a junior agent in his office - unknown to us!
What a relief to have Everett is the picture! When Everett took over as out agent things really began to happen! He told us we would have an offer within two weeks and we did. This market is very tumultuous ands some of the offers did not work out. But after the last offer fell through Everett remained optimistic, we made some adjustments and he told us the house will sell and he will have another offer soon. Eight days later we had an offer and the house sold.
We want to express how grateful we are to Everett. He really persevered and remained positive-which in turn helped us keep our sanity! He kept in touch with us and was very responsive to out calls, e-mails and text messages to him. He is very knowledgeable, he’s professional, he’s personable, and he goes above and beyond to get results!

Everett Talvo sold our condo in The Klee in Belltown, Seattle in March 2008. Everett assumed the listing after the previous agent was unable to retain a buyer. The condo was initially on the market for about 6 months with one offer that fell through at the last minute within days of us vacating the condo
We met Everett through a “cold call”! We had relocated to Colorado while our condo was on the market. When the first listing expired, Everett called us to see if we were interested in retaining him.

Dear Mr. Talvo,
“My Life before Everett Talvo”
Let’s see I was stuck in a miserable, dysfunctional relationship, with a real estate agent, amongst mutual dislike. I was actually to the point where I was questioning “Is this really all happening this way?” My agent was a poor choice, to put it politely. I did all of the work, all of the follow up calls, all the questioning, all the worrying, all the reviewing of documents, to just really be ignored. The only thing I really remember her doing is “listing” my house, then I never saw or really heard from her whatsoever. I soon realized I had a part time agent, at best more so a “hobby” agent. I never spoke to her once from an office. She would not return telephone calls and wouldn’t be motivated to do anything unless I put it in an e-mail/written format. It progressively got worse, where I had to start “CCing” her floor broker AND threatening legal representation. Once I threatened legal representation, she began to work, but in a slow, passive/ aggressive manner, still trying to test my disdain to the very last moment. I ended up suffering a mild stroke, and I had to really ask myself if it was really worth it to even have my house on the market. The only thing that kept me going was the thought of the house I fell in love with and am the owner of.
I summoned the emotional fortitude to discontinue our professional contract and take my house of the market. She even fought that, begging me everyday, to give her “just one more day”. I gave her one more week. I then said, I will forward a doctor’s report/affidavit, via an attorney, stating my physical and emotional health has been compromised to the point of needing to get out of this business relationship with her. She reluctantly, took me off of the MLS and let me go. In looking back on all of the time, I had multiple showings and multiple people in my home, but she would not bring in any offers, or even follow through with agents for feedback and we lost them all.
Then I was given Mr. Talvo’s name by a neighbor friend and in a nervous, tired and post traumatic stress manner, I made the telephone call that changed the whole course of home selling for me. First off, he returned my call-wow! He then answered all my questions-wow! He then reassured me of what is his job and what is my job-wow! He was at my house within days, spoke to me about a comparative market analysis and our plan of attack to sell my home. I immediately started to exhale and breathe again. I even starting sleeping at night, knowing it will be all o.k. I was comforted to know I was with a competent, energetic, knowledgeable, professional, and very personable agent. We began to put our plan into motion and within weeks we had an offer that we were both comfortable with and we followed through on and sold my house smoothly and successfully. I can only ponder what the journey would have been like if I was never referred to Everett, but then again, why would I want to ponder that. I will shout from my roof top referrals to Mr. Talvo.

After spending five years in Southern California, I recently moved back to Bainbridge Island. Living in the Shoreline area, I had a great feeling that our home would sell fairly quickly. Unfortunately the original process was quite disappointing.
At the time we went on the market, we had quite a number of showings. The agent cards started to become a good stack and seemed as if people really liked our house. We were hoping that an offer would come soon. After awhile,….1,2, and even 3 months later, we only had one offer, which he didn’t seem particularly interested in following up thoroughly. We wanted to rely on his expertise and follow his lead, but we never felt valued as a client. We sometimes wondered if we were “too small” for him to care. I was curious what others have thought about our home. I even noticed other homes in our area would go on the market and have sold. We would call our past agent, but he would not return our call for a couple of days, or not at all. I had to constantly be on top of things and had to remind him to follow up. I often wondered, if our house ever sold, why he should get paid when I was doing most of the work. Interestingly enough, when our home came off the market, we didn’t know about it because our past agent didn’t notify us. That’s when I got a phone call from Everett Talvo.
Everett told us that he noticed that the listing ran out and that he specialized in homes that didn’t sell that should have. He said that in 2003 his average marketing time in selling homes was about 32 days. I was curious about him and invited him to look at our home. The first impression I got from him was depth of information he provided to us and his proactive, “can –do” attitude. He showed us the current market activity for Shoreline, how much he could sell the home for, and how long it would take to sell. In sum, we felt so confident with him that we listed the home that same day.
We went on the market, my wife and I noticed a big difference. Everett and his assistant/wife answered and returned all of our calls promptly, updated weekly of what was going on and more. At that point, we were just happy that we had an agent who paid attention and returned our calls, let alone get the house sold. Surprisingly enough….we received an offer in 10 days. I am so happy and pleased that we meet and chose Everett to sell our home. He and his wife are great agents and will refer them to our friends and family. If you list with Everett, the only thing you have to worry about is packing.

My husband and I had listed our house at the beginning of July, lowered the price after a few weeks of no offers. We were considering lowering again at the start of September when we still had no offers. We were frustrated and were feeling that we weren’t getting proper guidance from our agent at that time.
